I would look to invest with an established group or individual and learn as much as possible. Then strike out on your own

We look at several numbers

20% cash on cash return

300 a door

25% bottom line on gross rents

We are not appreciation buyers but cash flow

Our deals look like this

65,000 purchase price

1100 in rent+ utilities

3000 a yr in taxes

25% down and 75% financed

Did you try American Heritage - a Credit Union. I have talked to them. Have not done business with them. 20% LTV no prepayment penalty 25 yr amortization

If a house is in a flood zone and you plan to get a mortgage you need to buy flood insurance.  The average flood insurance policy costs 800. Your bank can tell you if you need flood insurance.  Make sure you include that number in.  Also when you go to sell property this will be a detraction for many buyers. Personally I avoid any property in a flood zone

We invest in row homes 70,000 with rents at 1100. Taxes 3000.  I am older and am looking for cash flow. Also look for 20% net cash on cash.  I have invested in limited partnerships that were all about appreciation that did well. 

I feel it is all about the objective appreciation vs cahflow.  As I said I am 62 and only care about cash flow and no headaches. 

So define your objectives and go for it

Thank you. We own -24 SFR properties in a small radius and I am comfortable. However we had several heated issues a few weeks ago at an average 400 a call. Thought I would ask experts

We buy and hold older properties usually 100 years old in Jersey. Most properties come with a tenant.
