we have an opportunity to buy several non performing notes on tenant occupied properties where we buy and hold in New Jersey. 


we have an agreement to get title in leu if deal is agreed
 

The notes are non performing as of June

Example

Property value 140,000

100,000 note

Tenant occupied 1300 a month

Tax lien 6000 no other liens except utilities

what more information is needed?

What would you offer a bank to purchase note?

Gloucester City New Jersey - tenant occupied. I own 30 SFR there. I know the guy being foreclosed. Notes are 70% of property value.

BP community- HELP!!! We have the opportunity to buy 8 non performing notes as of June 2019 on properties that are tenant occupied from a bank.  
The notes are 70% of the value of the properties. 

I ran tax liens and found several.

Our  goal is to buy notes foreclose on properties mortgage the properties and retain them in our portfolio. 

What due diligence should we ask for?

What would you offer the bank ?

Would you cherry pick or offer on all 8?

Any chance bank offer any short term financing?
 

50% ownership considered majority

List is 200.  I was thinking of having someone put in excel then do direct mail

Question is do I try to get phone numbers and how do I do it?
