In 2008 my wife and I took the Financial Peace University course. It was life changing. The initial post description of Dave Ramsey is biased at best. Clearly Dave Ramsey says spend your money on whatever you want. He invests his in real estate...a lot of real estate. And, so do I. Frankly there are many plans out there including Rich Dad, Poor Dad and Millionaire Mind. Both of those are very good too. It is not about which is right or wrong, but which is best for you. Ramsey has helped millions (let that sink in) of people to gain financial freedom. Let's not bash, but learn and find a path right for each of us. Good luck everyone.

Good luck. The simple answer is stated above somewhere in this post. It's not a landlord/tenant problem. It's a neighbors problem. They have laws and ordinances for just such a circumstance.

As a cash buyer I may be in the minority here. But your plan sounds excellent to me. Swinging a lot of debt is not for the faint of heart and your plan will do the same thing in the same amount of time as someone using a no money down plan. You will arrive at your destination at the appropriate time and sleep better at night if the economy gets rough in Texas. Good luck.

Last one I borrowed from a friend and it was 10% for 1 year. That was 2012. I hope that helps.

real estate investing is a business. Congrats on finding the property. Run the numbers and they will tell you the price. It might be a rip off, it might be a steal, it might be just right... FOR YOU. For another investor the numbers will be different for them. Good luck.

The next one will be much better. The lender should have told you the personal and property requirements for your loan way in advance. Enjoy the ice cream and look for a new lender. You haven't done anything most of us have not experienced in one form or another. I had control of a property about six months once while the seller was dragged along on a seller note refinance because the lender lied to me about being able to do what I wanted. You learn and move on. Don't give up.

I have residential, commercial, and self storage. Self storage is so much more business like than the others. The laws are completely different. You can be out several million before you turn a profit. My suggestion is go in with someone who already does Self Storage investing. We are not taking on partners or investors at this time. If I were starting over, I'd find someone in the space and get involved that way.

Live where you want. Invest where it makes sense. Unless you plan to move into the property, what does it matter if it is 2 miles away or 2000 miles away. Just know the market. I just bought a rent and hold property this week in Indiana from a seller in Los Angeles. Good luck.

I invest in Self Storage. I agree with George Fitz. Send letters to the places you would like to purchase. Everything has a price. And self storage across the country is stupidly expensive right now. Good luck.
