Why don't you all just list your property for a 7 day minimum? Are the stays usually shorter than that? Seems like it would solve the problem and the turnarounds would be easier. I am looking into that area as well because my son is moving there and I would like to have my own place to stay when I am there, especially if I get grandchildren any time soon.

It looks to me that the minimum is 150 properties. The drop down when you send inquiries starts there. Here is the link:

Most of them that I have been checking out are for landlords or management companies with larger holdings.

It looks like Rhino's minimum doors is 150 before they will work with you. https://www.sayrhino.com/resid...

 They make their money on premiums. When they have to pay out a claim they go after the renter for reimbursement of whatever dollar amount they paid out. It seems like a great deal for the landlord but I have been researching and it is not so great in the long run for the tenant. The limits for what you can collect for a security deposit do not apply here so the limit can be much higher. If the tenant has a skanky landlord that makes unfounded claims, the tenant basically has no recourse. They are required to pay back the insurance company or have their credit marred and they can no longer use the "insurance".

@Nathan Gesner Hi Nathan, thank you for the response. I will check out Obligo. So you buy insurance with the $30 monthly fee? Have you ever had a claim? It seems Jetty is a product of Farmers Insurance, which is a good company. Since all this is new to me, I will have to research all they cover.

My great tenants of 6 years are moving so I am getting ready to advertise and start screening. In my market research I found a house that is in the same neighborhood and they are requiring renters get Jetty Security Deposit replacement. I have never heard about an insurance in place of a security deposit. I am wondering if anyone who has used it has feedback. Please share what your experience with it has been, good, bad or ugly.

Hi Rudy, My son is in the Navy and will be stationed in Jacksonville starting in October. We are West Coast people so don't know the East Coast. Since you are familiar with Jacksonville, and the base, is there an area you would recommend looking to buy in or an area/s you would recommend staying away from?
Do you have a good investor friendly real estate broker? If you do end up being mentored by a good wholesaler, we would love to see what you come up with. I wish you much success.
