Hi @Mike D'Arrigo I look at the listing prices of the houses around a house I am looking at and then the solds for that same neighborhood. I don't rely on what Zillow gives me as the valuation for the house. I agree that I need to find a great realtor but I don't want to rely on them to bring me houses and run comps on everything I am looking at, only once I narrow it down.

One of the first things I look at in kitchen is the sink placement and whether it is in front of a window or not. If not, how easy would it be to move the plumbing. Being a mom who spends a lot of time at the sink, it is important. You did good. I too was a little stumped by the corner unit measurements when I did a layout on the last kitchen. In time it should get easier. I also love that you took the soffit out and made use of the space with larger cabinets.

Love the finishes you chose and how well everything goes together. Your mom should be proud.

I've been running into houses with foundations issues lately. I think they are going to be a winner and the viola, cracks in the basement walls. I guess that is why they were priced so reasonably. The last one I was considering, my realtor off-the-cuff said that the foundation alone would be around 30k. I had no idea it would be that much. Lines up with your quote. She also said that buyers are scared of houses that have had foundation issues and 9 times out of 10 will pass even if they love the house.

It does seem that the waterproofing portion of your quote was high though.

@Matt Pritchard thank you for the feedback. That is encouraging that you think there is still opportunity there. My brother and sister-in-law live there and we would like to do a joint venture. What price range do you target? 

@Trisha Alton I comb through a lot of houses and always try to do as much as I can before I bring it to the realtor. I like to look at the comps from realtor.com because that gives me an idea of what is selling in an area and if a property even has potential. I spend a ton of time looking and researching. I would burn a realtor, and myself, out if I had to call them and ask for comps as I explore areas. I have purchased 6 investment properties and all have been ones that I have found and brought to them. Would love to have a realtor bring good leads to me. Do you work the KC area? I'll send you a pm. Would love to talk.

@Matt Lowery I work with realtors that do walk throughs for me and send pics. I usually have one of the guys that works for me walk through too and give me a general assessment of what work needs to be done. If the numbers are good and they feel good about the amount of work they see then I put it under contract and have an inspection done. They earn the commission for the sale. I don't pay them to do a walk through. They would do that with me if I was there in person too. I would not want to pay for an appraisal and then an inspection.

@Paula M. Those floors look great! I can not imagine the patience it took to cut those lines though. What did he use to cut them if I may ask?

. . . and do it now. The sooner the better. Don't give them time to go to the doctor/or even online to get an ESA certificate.

I keep getting pop up ads for build direct too and was wondering if anyone had experience with them. Prices seem awesome but how about quality and customer service?
