@Frank Patalano I live in an expensive area already. The homes are out of my price range and I just couldnt see myself purchasing a 1/1 for $200k or more. The other excuse is if I did purchase something like that, how would I cash flow it???

I have a good job and make decent money (for being single) I did apply for first time home buyer program through NACA of course was approved. However, I don't want to be bound to DC Metropolitan area for 30 years I may want to move and retire else where.

I know the longer the wait I am missing out on opportunity. I want to buy a property mInly for cash flow reasons. But I am also ready to have my own property that I can really call MY home. I also don’t want to move to far because. Y son will be attending college soon and I want to be on the same coastal area in case I need to fly to him. With all that being said I had thought about moving to other areas in the East coast Raleigh, NC, Jacksonville, FL, Georgia, or PA. I thought about other states Austin, TX and Denver, CO these states I could find a job in making same income if I choose to move.

Maybe this is just a mid-life crisis....help, advise needed please!!!

With the way the real estate market has been going is there still a way to get a home with no money down?? I just moved to Northern Virginia area and realize I will need to choose a different location or seek Foreclosure homes. Any suggestions?

Welcome to BP!! I too am a beginner, my goal is to own some properties for cash flow and have a more flexible schedule for work. I just signed up for a real estate license course hopefully to take the exam soon.

I am from Orlando and miss this place so much you have hit a great area for rentals and considering Valencia Community College is just down the street rentals to students is very popular in this area. Also vacation homes because its central to everything, sorry if this didn't answer your question.

So Im in the Virginia area but the expensive part of course, yikes! I would like to purchase by next year and start flipping myself, im just concerned of the prices in this area and that I wont be able to find something affordable. I know Baltimore is much cheaper but it depends on the area, there are good places but then not so great places and they could be really close from each other. Definitely drive around that community once you find something attractive. Welcome to BP!

Hello All, 

I am new to BiggerPockets I was referred by a guy I met on a online dating site, lol. I have always wanted to buy a property once the time was right and start investing once the market was better. I think that time is now! I am a single parent about to start school (again) finishing off my BS degree, but I am also needing to move from MD to VA (both very expensive states to rent from) I recently checked my credit score and have done very well getting my credit straight. I am going to be talking to a Lender on Monday I feel very confident going to speak with a Lender on Monday, thanks so much to the Podcast I have been listening to every morning from BiggerPockets!!! Keep up the great work guys!! I will be studying the forum discussions to gain more knowledge into real estate investing.
