The company I work for manages 600+ residential & commercial units. We use the icore series in all of our properties and have had great success with it. I will be using it on my own small portfolio going forward. It's very easy to swap out cores and the tenant only needs one key to access their unit as well as the entry doors. I agree that the icore is the way to go. You can use the same core within a variety of locks - deadbolt, entry doors, padlocks.. We also use passage knobs on all doors along with a deadbolt. It has significantly decreased the amount of lockout calls we receive.

I recently had a stone foundation repaired at my property. My mason guy does good work and has reasonable pricing. Message me and I will forward you his contact info. He's out of Boston and came out to Westford to do my job. He's a good communicator also. Good luck!

Hi @Adam Conrad and welcome to BP!
South Boston has definitely appreciated very well in the last 2 years. Interest rates have dropped even more since BREXIT. If I were you, I would refinance now and lock in the low owner occupied rate before starting to rent it out. If you try to refinance later when the property is already rented out then it would be considered an investment property and your rate would be higher. Taking advantage of the appreciation and dropping the PMI is the right move. As far as where to begin, just reach out to your loan officer if you liked working with him/her the first time around. Also, shop around at 2 other places and get some quotes on their rates and closing costs. Remember, when a few banks pull your credit for a loan application it will only count as one inquiry if done in the same time frame. So you shouldn't worry about your credit score dropping too much when shopping around for rates. If you need any referrals send me a note and I'd be happy to help.

Hey Dan and welcome to BP! Sounds like you're doing all the right things now. I've been a member of BP for over a year now and it has played a big role in my investing career. I find myself rarely listening to radio anymore, nothing but podcasts for me. Check out some of your local meetups when you get a chance. You'll meet more like-minded individuals who are doing deals right now.
Hope everything works out with the rental properties. In my opinion, the fact that you are a police officer would help you incredibly in managing tenants. Best of luck to you and keep taking action!

Thank you all for your input. My wife is a newly licensed agent as of January of this year but already has a few transactions under her belt. She is planning to list our house very soon and will definitely be disclosing her ownership in the property.
@Russell Brazil I think we'll be listing on the lower end of the comps to generate good traffic for her and hopefully get multiple offers.

Hi BP!
What do you guys/gals think about an agent selling their own primary residence? What are the pros/cons? In this case the house is in a high demand suburb of Boston, MA where open houses are bringing in large buyer traffic with multiple offers. The agent is fairly new and wants the exposure to this market. Any insight or advice is greatly appreciated.
