Hi, wondering if there is a book or link to follow related to real estate tax benefits. I know it depends on the individual /family MAGI, but what is the limit, slabs and does any other factors involve here ? just trying to see what makes sense for next property.

I believe I dosen't matter if you have fee mf properties or fee sfr's .

The cycle just started, get ready for downhill slide (not too steep though ), mostly caused by fear and demand /supply ratio change.

-less buyers in market

-sellers willing to accept below market price for quick sale

-if you planning to buy just wait little bit more, for cheaper deals.

-when we get the solid cure of covid19, things we start getting back to normal, but might take a while.

looking at triplex in bay  area Oakland,  what do you suggest on offer price ?

pros : 

-near bart

-mostly updated with in last 2 years

-3/1 rented m2m @ 2700

-2 units vacant,  2b/1 each, can rent around 2200

-newer building around 15yr old, original roof

-not much repair or work needed , both vacant units can be rented as it is. 

- tanent pays all utilities

- low maintenance property

cons:

- number of bedrooms dosen't match with city records,  city shows one less bedroom and 1 more bathroom, might be issue in conventional mortgage ?

- 25 % down needed since it will note owner occupied ?

- current owner owned less than 2yr , they said selling to buy other property (red flag?)

- not best area due to crime, bad schools, but location is good for people working in city.

no-one car garage only, on street parking might be tight, 2-3 car can fit in drive way

- current owner brought around 700 in 2017, asking 1.1M  not sure if its worth,  comp does not justify. 

- seller is in hurry,  want to list on market soon 

- seller only upgraded major appliances,  flooring and crown molding, overall asking price seems too high.

wondering how are you managing these many tanents , via management company or your self ? are you investing only in LA area or out of state ?

Hi, do you have a team of contractors or know trustable contractors for flips ? I am interested in north ft worth or keller area , would you be able to help in flip, rent and managing property ?

I thought of doing out of state, but one of the cons was paying double taxes.

I.e CA state and federal + TX state tax

wondering how are you managing it and if you have any tips ?

When a tenant goes to prison, and no one comes to claim their possessions...

what do you do with their stuff?
