@Charlie Gruber this is a bit of a tangent, but have you considered just investing in notes in order to achieve a similar goal? What I mean is instead of investing in a property with leverage, what if you could buy the note for 50% of what the property is worth, and work towards an exit strategy from there? 

I like the ability to create either cash flow, capital gain, a rental, or seller financing to make a new loan as exits in the note business. If you decide you don't like the consequences of taking a loan out from your 401(k) to finance a property, I know of a company that helps beginners get into the note business with limited risk.

@Mark S.  Protecting your gains from taxation. What I mean is when I make 100% returns in my roth by investing in notes, I am protecting all of that capital gain from taxation. I would much rather pay ordinary income on my money, put it in a roth, then enjoy all of my capital gains tax free. Especially when making 30%, 50%, 100% cash on cash annualized returns, which is what we get with our note strategy most of the time. Make sense? 

I also wasn't implying asset protection, however its a lot harder to sue someones SD IRA than it is their LLC or savings account. So it protects your gains from taxation, and in many cases litigation.

@Matt B. I have a few turns keys and a few in my pipeline that will be ready for sale in 1-2 months. They will be sold rehabbed, tenants in place with professional management, and cash flowing. What is your investment criteria? I may be able to help you out. 

I offer seller financing on my turn key rentals, and structure the financing to meet your needs. Usually either a short term loan with goal of owning free and clear in 4-6 years (no cash flow, let the renters earn you a free and clear house quick) or a 20 year term allowing double digit cash on cash returns. Let me know if you want to talk in greater detail.

Most of this advice is crap, I assume you are on bigger pockets to learn how to grow wealth for yourself, yes? If so, why would you allow someone else to make decisions about your financial future? Self direct your account, a loss of job is a perfect time to take advantage of your ability to do so. You just need to find a custodian who you will work well with, and you can make investments in real estate, notes, precious metal, etc. Just follow the rules and I would recommend rolling over to Roth while your income is low, and to protect your gains. 

I invest in notes with mine and can make double digit returns with far more safety than the stock market offers.

I agree with @Darren Eady, performing loans are a great vehicle to keep things clean, earn a double digit return, and have the security of real estate with far less hassle. That is how I utilize my SD IRA.
