If you do end up self directing and don't have the time or knowledge to underwrite hard money lending deals you can also invest in notes for a 12%+ return with little to no ongoing management needed. Super passive way to invest like a bank and earn a great return secured by real estate. I am investing in notes with my SD IRA.

I seller finance properties, so I originate some notes through my company, and with an RMLO to be compliant with the SAFE act and DODD FRANK. I can't do business with my SD IRA though, so I sell those notes to other investors. I also have a network of hedge funds, note managers, servicers, etc that I buy notes from. I also help other investors buy notes by selling a partial of a note my company owns, or just selling them the note.

@Yoochul C. when you invest in notes you are investing in paper, aka debt or an income stream. Makes a lot of sense for a SD IRA/retirement account due to lower transactions vs a rental, you are buying the note at a discount, and getting double digit returns as a banker. That is how I invest currently, and am planning to use my new SD IRA to buy performing notes for long term growth.

I invest in notes and like the lack of liability, repair expense, and headache. When is the last time you called your bank to fix your hot water tank, or unclog your toilet? Repairs and cap ex expense are often understated when taking into account the long term expenses and income associated with rentals. Investing in notes is playing the banks game, best business model I know. Having a mix of both is my strategy for great cash flow. Also notes are more ideal for a self directed retirement account due to the lack of expense and less complication with checkbook control, etc. I would rather grow my retirement with a steady 8% - 12% yield secured by real estate than any other strategy.

EquityTrust is the 100lb gorilla. Some like them, so do not. They have increasing fees as you grow your account, which is almost a small tax in itself. However they have a ton of resources available and know the business well. I have heard it is not always easy or cheap to get access to your funds in an expedited situation, but they claim to be able to get them out in 48 hrs without fees.

I personally chose a smaller local administrator to invest in notes for true passive income in my Roth SD IRA.
