You are on the right path.  Learn about yourself.  Have you looked at what you can afford?  You can get the deal but you have to figure out how to make it work.  See what is out there and analyze the numbers.  Do you have friends that invest in Real Estate?  Have people that invest around you.  Attend meet-ups and listen to what others say.  Are you fixed on LA or have you looked for other areas that can get your first deal going?  Get to know a broker and help them with their deals so that you can learn more.  

I learn more from trying it.  Even if I get obstacles, then take the attitude that you will figure out how to make it work.  Don't let problems get to you.  In my experience, adversity is a blessing. Bad events, help me get ahead.  For example, I was homeless and my boyfriend was scared of "buying high".  He was afraid to buy a home because "i might pay too much".  From my point of view, I was willing to pay anything to have a home no matter the price.  Being without a home put things in a different perspective.

My first home was undesirable.  I read through the engineers report and was not afraid to correct what he reported.  Everyone else said this is a bad home.  This bad news is what helped me get the home.   But my attitude was not to run away but to solve the problem.  That kind of attitude will help you make deals happen.

How about thinking that you are so smart, that you can create your own Grant Deed and sign title to your home over to your boyfriend.  My taxes went up because we were not married.  Oh boy, I could have lost my home.  The good news is that my boyfriend did sign the title back to me when we broke up.  But my taxes went up again.  Don't ever sign over the title to your home to anybody.  I wish that my mother had mentioned this to me.  I do not know what I was thinking when I was only 24 years old.  

If my boyfriend refused to sign over title, then I would have to spent more money suing him.  Things could have gone bad.  I could have been homeless but still liable for the loan payments.  This was not too smart.  Don't sign over title.  I asked my lender what to do and she said that the Loan always goes with the title.  When my boyfriend wanted me off title on the second home, I had to find my voice and suggest that he also get his own loan in order to get me off the title.  It took a lot of support from my loan broker but thank you, this sage advice helped me understand more about real estate and responsibility and ownership.

Share your real estate mistakes.  I have signed over title to my home to my ex boyfriend.  I have also given money thinking that it was secured by land.  Only to find out that the land had tax liens greater than the loan amount.  Regardless, I am still happy.   I wish that my Mother had taught me more stuff about real estate.  I have plenty of past mistakes that I can share about what happens when you make them.  Hopefully you can gain some insight on what not to do if you happen to be as blessed.

Have you ever seen a market like this?  was it like this back in the late 1960s?

I feel like the returns on single family renting are decreasing.  I wonder if they will ever come up.  I've seen  single family new construction homes in Florida and Texas in less than 15 days.  It seems that everyone else has more money than me.  Is it average to get 5% cash on cash return on new construction?  And is this number going to get smaller in 2020?  Just wondering what is going with the market.  Wish that I had more money to invest.

Damian,  I'm satisfied with Norada Real Estate Turn Key.  I like their website and they are in multiple markets.  They provided a turnkey full service transaction.  I bought a new construction home in Alabama through them.  I might have paid a bit more with them but I didn't have to worry about it taking four months to find a super high quality tenant.  They took care of me when the property was vacant.  I would say that you get what you pay for.  I think that they take care of their clients so they are worth it.  They covered me and I love my property and property manager.   I am waiting for my third check.  I need a buddy to compare notes.  I feel that old cash flowing properties are getting slim.  If you have the time, then you can build more cash flow if you put in the time.  My time is limited so I went full service.   

a second option is Memphis, TN. I have not verified midsouthhomebuyers but they were my alternative for more cash flow.  They make sense if a recession does come in the next two years.  I am going with a long term plan and hope to survive the next five years.  

If you have the money, I visited nashville and that city is booming.  Franklin, a super high end suburb of Nashville, was beautiful.  I did not have enough money to purchase a Franklin house.  I noticed that around fifty people from all over the world move to the Nashville area.  And richer people don't mind paying for the Franklin venue.   The agent from 

Mossy Oak Properties Tennessee Land & Farm   was very helpful.  I would live in Franklin if I could afford it.  

I wish that I could afford Jackson MS.  Carole Kentrell is super helfpul.  Carol Kentrell, real estate broker 6015063289 .   I liked her because she told me the best neighborhoods in the city.  Most investors are in Jackson but she gave me the information that i wanted to know.  I trust her.  i am saving money to buy in the 39211 zip code.  They don't cash flow as much but I want the A neighborhood.
