Quick question for anyone out there that can help me out with understanding the closing process. I'm currently trying to break into buying/selling land (raw parcels). I'm currently researching the closing process and would love any insight anyone has about the process. My plan is to start out buying smaller parcels and would therefore like to keep my costs as low as possible to start. When I finally find a plot, make an offer, and agree on a buying price with the seller how do I continue with the closing process? Do I NEED to hire an attorney or can I simply complete the process through a title company. I apologize if this question is a little too "basic", I'm a newbie so feel free to share ANY info, all responses are appreciated!

@Jeremy Tillotson lol just trying to learn as much as possible at this point. More than anything just trying to find programs that I don't have to pay for. Any suggestions on the best ones? Also is it even possible to use these to find lots for sale, or are they more a tool for looking at past sales. Feel free to email, and thanks again for taking the time to field my questions

is anyone familiar with using GIS to locate vacant lots for sale. I'm currently trying to use the GIS located on county websites but have had minimal luck. Any specific strategies would be great. Thanks

alright everyone, have done my research and am getting closer to beginning the process of buying raw land. I'm currently working on finding those "hidden gems". Does anyone have specific examples in terms of finding good deals on raw parcels of land? How do you determine if you have indeed come across a good deal. Any specific strategies would be great! @Morry Eghbal , thanks for the info. This may be a stupid question but how do you use google earth to find the plots? Or is it you use google earth to look at the plots once you've found them for sale. I'm currently trying to find ways to find land for sale without using ebay, craigs list, etc. (although these resources are fantastic, i'm simply trying to gather as many different resources as I can at this point)

To all my land pros. Does anyone have other methods of finding good deals on land outside of searching eBay, backpage, and other publicly marketed sites? Also, before reselling plots what do people do to increase value without breaking the bank? Any insight would be great! Have a great weekend everyone.

hi everyone, this is my second post on bigger pockets as a newbie to the land flipping game. Couple questions for all the pros out there. 1) do people typically buy/sell in a manor in which to minimize the amount paid in taxes? Anyone utilize 1031 exchanges? Are there specific time frames too abide by? 2) what are peoples take on subdividing parcels after purchase? Is it worth the extra time and paperwork? Thank you in advance for any advice anyone may have.
