@Account Closed I do not, but thats only because the investors I am working with are not buying apts. Not saying people don't do it. Are you wholesaling apts?

Wholesaling is a great way to get started, and that is what I have been doing.

What are you using to learn about wholesaling? 

 @JP Grako it seems our interests/plans align. I am starting with wholesales as well. I'm doing reverse wholesaling (found access to a list of cash buyers and what they are looking for first).

I have noticed the wholesale market is competitive, I think the one thing a person can do to separate from the competition is not giving up so soon on locating the motivated home owners. 

@JP Grako Awesome story on how you are getting started, following your passion. I am local to the Scottsdale area as well. Personally, I find it hard to start investing in this area.. houses are expensive. What type of investments are you looking for?

Hey BP Network! 

Recently, I joined a local Phoenix, Arizona group of 300+ Investors (Wholesale, Fix & Flip, Residential, Commercial, Buy and Hold.. people within doing it all). I have been involved for 3 weeks and have found 3 properties- the numbers did not work out on the first initial 3 properties to complete a wholesale deal, however I am learning hands on how to market, locate motivated sellers, analyze deals (repair costs, ARV, etc), make educated offers/negotiate, get a property under contract.

They say sometimes you have to "slow down to go fast".  By joining this network, I may be slowing down.. but I have avoided 3, what could have been bad/costly investments. 

After taking my last section of the educational courses in the entry level series this morning, I analyzed a new deal with a mentor from the network. We are scheduling a time with the seller to go look at the property tomorrow!
