@Jose Flores Thanks for the Homesnap recommendation, I downloaded and will give it a try while out driving today.
I guess, in regards to my other question, I was thinking about instead of investing myself and resources into driving for dollars, I would invest instead in running marketing campaigns (paid ads and free). Radio, print, etc that would target people who wanted to sell their house for cash asap, etc.
I thought this might help bring motivated sellers to me. I would direct them to a website landing page to gather their information.
Its propbably going to be best to do a combination of both..

Hey BP Network, looking for some fellow wholesaler's best practices.
My mentor group is teach me to drive for dollars to locate houses that look distressed or that fit our investors buying criteria. Then if no one is loving there placing door hangers/flyers and taking down the address. After the drive, using the address we search out to find the owner via the assessors website, etc. Once we find the mailing address(es) we plug them into our spread sheet and do a mail merge to generate letters of intent documents. These all need to be mailed out (paid postage, etc).
My questions is, are other wholesalers finding this to be best practice to locate properties?
My background (and day job) is in inbound marketing and outbound business development.
Personally, I feel my time, efforts, and $ would be better spent on creating advertising/social networking to drive traffic to my landing pages.
How are my fellow BP wholesalers locating properties?

@Marlana Elliott Valid concern. Here is my advice, instead of doing a standard wholesale (finding a property --> placing it under contract -->locating a buyer), do what people refer to as reverse wholesale (find a few investors/buyers and know what their criteria is --> go locate properties --> place under contract).
This will help you and the sellers. You can close on properties faster having buyers/investors ready. Home owners who are selling to you will be happy, because you will (most likely) not have to back out of buying. Think of it this way, when you have that property under contract, they can't sell it... which more often then not will frustrate sellers.

Hey @Treighvon Burton I am local to PHX as well. You remind me of myself back when I was getting started. I was becoming a life long learner. From experience.. knowledge and education is valuable, but taking action is truly what achieves goals.

@Brian Volland I am a member of the Matrix Real Estate Investor Network (now academy).
I joined because I needed education and mentorship, both are provided. As any group, network, etc- you get out what you put in. Just like college, the resources (mentor mindshare, edu content/ level 100 to 400 courses, investors, office space) are available for those who use them.
Personally, I was looking for mentorship and resources to wholesale properties. Eventually, I will use the Matrix resources (investors, contractors, mentorship) to Fix & Flip properties. My mentors just put a property on the market that was brought in as a wholesale by an apprentice, then transferred to them within the Matrix forFix and Flip. Now it is on the market for sale.
The upside is the it's local meaning they know our market. The other upside is there are individuals in the Matrix who are doing commercial, residential, fix and flips, wholesale, buy and holding.. meaning it is possible to leverage that experience for a beginner, like myself.
Hopefully this helps give you a better understanding of the Matrix!
