Hi Mollie,

I am so sorry to read about your experience.  Did Dustin Rose ever pay you back as he promised? I am currently doing a deal with Neil Rose who from your description sounds like Dustin Rose. Before working with Neil I researched him even calling investors who had worked with Neil. But the name Dustin Rose keeps coming up. Neil denied he is the same person and actually said Dustin Rose is an associate of a realtor he is working with. I am very concerned that this Neil guy is Dustin Rose and has some very dubious practice. I have not sent him money and the title of the property is under my name but I clearly need to get some clarification re: this person.

Can anyone share a JV agreement/ contract they have used before?

I am partnering with another investor on a fix and flip in FL where he finds the property, oversees the rehab and I will fund the deal.  We agreed to split the profit 50/50.

One way I use to estimate rent to is to look on Zillow or Realtor.com, search similar homes for rent as the one I try to rent out (on the same street, with the same number of beds etc). I will then have an idea how much to charge.  Also the best way is to reach out to a property manager in that area and just have a discussion, let them know you are looking for an investment property and are curious as to how much rent you can charge.

Is it usual for homeowners insurance not cover losses from renters? If it is, how do I get one that does?

I am a newbie investor with 403B of 90K with present employer and 20K from a former employer and would like to invest in real estate using SDRIA. I need help setting this up and have a few questions along with it:

1. Do I need a CPA to set up SDRIA?

2. Can I use funds from my 403B with my current employer?

3. I am hearing about Self Directed 401K with checkbook control, how does this compare to SDRIA?

Hi Everyone! A newbie investor here and would love your advice.

Hubby and I live and work in Silicon Valley where the median SFH price is 1.1M. We are currently renting, have $20K cash saved up and about $150K in retirement .
We are thinking to use our cash and some funds from our 401K to buy 2 properties out of state that are cash flowing $300/mo each.

Then use this income and hopefully some equity on these 2 properties to purchase a duplex to live in and rent out here in Silicon Valley using FHA loan.

Is this a good strategy? We know the ideal situation is to get rid of our rent but we are discovering if we want to get started in RE is to start out of state.

Hi Everyone, 

I would like to get feedback on your experience working with Zach and his team specifically 1. the projected cash flow per month and how close were they to what you actually receive  2. Were your properties rented out when you bought them, if not how long before the PM was able to fill your vacancy and 3. did you go to see the property when you were in the process of purchasing, why or why not?  I know there has to be a great deal of trust that has to exist with the owner and his or her team  but being a first time investor I would like to know what successful investors with rent to retirement have done in the past. 

Looking to purchase my first property before the year ends!
