Hey Trey, good job on working through the repairs/renovations so far on this house.  Keep up the good work.  With the valuable experience you have gained so far, is there anything you would have done differently in the beginning or throughout the process?

Hi, I am new to real estate investing and investigating insurance companies in the Omaha area. What insurance companies or agents are investors using in the area for their rental properties? Also, I know pricing can be based on multiple variables but what is a decent ballpark expectation for SFRs in Omaha to run numbers with?

Hey Dennis, I have seen a few headlines around this proposed registration/inspections of Rentals.  With you being an experienced investor in the area, is it an overreaction by the local govt due to the fallout from the apt complex in omaha that the City had to remove 500 people due to deplorable conditions or is it a good thing to have this oversight to weed out the bad landlords?

As for your question, i went and did a google search and found the median wage in the US is $44,564. (Nov 2017).  If you divide $44,564 by 52 weeks and then 40 hours, you get $21.425 for the hourly wage.  That could be a starting point for determining the value of someones w-2 time that was missed.
