Hi Noah.   I have used Spokane County Title, TICOR, and VISTA in Spokane.  All are pretty good.  I am pretty sure they can handle any of the cases you asked about.

I purchased an empty duplex in September.  Advertised on Facebook Market Place, Zumper, and Zillow.  I rented one side off Zillow and the other side off Facebook Market Place.  Both Quality Tenants.  However just from the past I get a lot less response off Zillow put prospects seem to be better qualified in general.

Hi Nicole.  I self manage my rentals so don't have direct experience.  However I met one agent named Jeff Hornberger with Homeland Property Management at a showing.  We talked about his Property Management Company " Homeland Property Management" and I researched them.  I was viewing a property they managed that was for sale and the maintenance on the property was top notch and it was obvious.  Based on this discussion with Jeff and my research I decided if I ever did need property management he would be the first guy I would reach out to.   Hope that helps.    Here are some links.     Good Luck

My most popular is still them going to my bank and depositing into my business account. They get a receipt. I can go online and see who has paid. I try and give everyone a slightly different rent amount and they put their name on the deposit slip which I can see.

Same as what I do but have cozy/apartments.com also.  Works great just as you said!

@Kelly Bellini. It's what I like about Facebook Marketplace over other rental platforms. I also look at prospect files and to me it's all legit and all public to the extent they enabled their privacy settings. Go with your instincts.

Same here.  The Spokane market is also saturated with off market buyers.  I get inundated multiple times per week on my rental holdings but it might be the only way to find something where you have a chance to buy without so much competition.   I have been in the process of looking at Software to help with that.   I am sure there are others but I looked at REIPro on a trial basis and will start a trial on Propstream pretty soon.  Not cheap but one good deal would pay for itself easily.     Also regarding Cheney, there have been a lot of 2-4 type properties listed there in 2021.  Be aware that EWU is one of the primary reason people live in Cheney and I am sure Covid has had an effect.   Try to find out situation with lease end dates and situation regarding in person attendance at EWU in the future  Might be a good chance to get into something lower price but you want to make sure you understand that rental market also.

Hi Caitlin. I am also an investor of duplexes in Spokane. You are not going to find side by side duplexes for less than $200K in Spokane or Spokane Valley any longer in the MLS. Prices have gone up just this year pretty significantly so I am not sure waiting is going to help. Anything decent is going to sell for more than list on the MLS and usually within days and only because Sellers are collecting multiple offers before deciding. Ask you RE Agent to give you access to recent Sales like for last 6 months and study Zillow as well. That knowledge is going to be helpful in constructing offers that have a chance of being accepted. Good Luck I know its frustrating.

Great Decision.   After over a year of Covid Rental Eviction Moratorium in WA State, My Screening will be much more strict in the future.   I have screened well in the past and never had a problem with somebody I have chosen.  However I have had problems with some inherited tenants during the Eviction Moratorium.   In the future, I will not rent to anybody that owes their previous landlord money or has a poor rental history.  In fact there is an abundance of well qualified tenants so no more 2nd chances for marginal tenant prospects.   That's the flip side of rental protections imposed on landlords.
