Hello BP Community.
I am researching coaching companies to help get me involved with large MF deals, fast. I am opting to go the coaching route because I want to get going very quickly and have a 40-100 unit apartment under my belt withing 6-8 months. Yes, I know this is aggressive but I think I can do it with the right mentorship and coaching.
My question for the community is, which company do you recommend? I'd prefer the answers come from those in the program or from those who were involved with the program at one time or another.

OK, hearing all these stories makes me wanna jump on the train - I've heard "talking" about it helps ones overcome the trauma ;/ - I had a tenant illegally sublet a unit in one of my triplexes to a prostitute/crack head. She and her two German Sheppard's caused an inordinate amount of damage where I literally had to hire specials wearing hazmat suits to clean it all up. Cost - $23,000 plus 6 months of lost income. Anyone ever have a tenant die in one of their units? Yup, had that one happen too. Poor guy but OMG, the smell....

Looking to acquire a renovated triplex with three units. Each one has 1 bedroom / 1 bath. Rents are currently at $1400/mth. Research and real estate agent said rents are way below market for Ybor area of Tampa. Should be between $2000 - 2400/mth. I’m looking for educated/experienced opinions from landlords and investors in the Tampa area on what rents should be. Also would love advice on any additional resources to research what rents are in that area for this property/area. Many Thanks!

I am doing a JV with a buddy of mine on a triplex in Tampa. Is it better for each of us to establish our own LLC's and draft the JV agreement between the two LLC's or is it better to have one LLC with both of us in it? Also, how does that work if we want to both be on the mortgage/title?
