My business partner and I are looking at a few multi-family new builds in Platte City, MO, and we are wondering if you should still use the 50% rule on expenses if its a new build....????

Thanks Mike. Did I mention this was for a small commercial multi-unit (5-20 units) property? 

Is it "normal" for a broker to have a buyer sign a buyers agreement?   

My experience was similar to Julio's above....NEVER again.

My realtor (who is alos my property manager in KC) has starting sending me multi-family listings in the KC area. Can anybody tell me what neighborhoods/zip codes are best for MF investing (I have only done SFR's up until this point)....Thank you!

I own SFR's in KC and have had a good experience there, especially when it comes to cash flow! I am looking to broaden my portfolio and get into commercial multi-family properties - does anybody know anyone they can introduce me to (brokers, bankers, etc.) who are reputable and specialize in this area? I have a couple of partners also looking at getting into these investments....Thank you!!
