Yeah...   appfolio and propertyware are the big boys.  Not sure if they are conducive to just a few props.

..and I do recommend a license for those who want to make a living at real estate.  If you are just investing you hard earned money it is not necessary, although can be helpful.

You need to be an agent if you are making money by buying and selling for 3rd party clients.  If you are taking ownership of the property then you do not need to be licensed.  

Wholesaling is a gray area.  IMO.  -   Very debatable tho :)

If you do give them some money to compensate be really clear that this is one time deal.  

At that point you are giving them an inch.  Dont let them take a mile.  At the same time its extremely important to start the relationship off on the right foot.  

A lot of situations like this come down to your gut feeling of how sincere they are.

The customer is NOT always right.  

If you are in violation of code then fine...  good to know.  But tenants have been known to try to take advantage of landlords in any way they can.   

Just to be clear..  is this a tenant who has just moved in or one who has just moved out?

Also, one thing that seems to be completely underrated in the whole cashflow / turnkey game is equity.   People always talk about cashflow vs. appreciation but I very seldom do I here people talk about buying with equity.   Well..  maybe not seldom, but not often enough I guess.

Interesting thread!  Love a good turnkey thread...  

I think @James Wise said it best.  A house is a house.  How you acquire it and have it managed doesn't make it apples vs. oranges.  Its just a house.  

The point of the thread is there is more than 1 way to skin a cat.  

Acquisition, rehab, leasing and managing and exit.  All ways you can create value and make money...   OR screw up and lose money.  

The labels "turnkey"  "wholesale" etc...   mean very little in this industry today.  Although I do like some of the things that @Account Closed has said.  Its like a purists approach to turnkey which is a philosophy I have been preaching for years (with very few listening or caring LOL).  

As far as the Middleman debate...  I think its just a matter of   "does this person or entity add value to my investment or take value out of my investment???"
