Hi @Ryan Phelps,

Congratulations on your first long-distance rental! 

The more information you can give the contractor the more accurate their quote will be. With that being said, paint colors and specific details can come later. If you don't have boots on the ground and are managing the rehab remotely acting as your own GC can be extremely challenging. Trying to find and vet subcontractors from a distance will be difficult. I would recommend hiring a reputable GC or a project manager to act as your boots on the ground. Knowing local building codes, permitting requirements, etc.. are important.

Let's be honest. First, we have not worked with you or your company since 2017. Second, your local rep did not communicate with us and would constantly change project plans directly with the contractors and leave us in the dark. If I recall, you and your local rep parted ways. We cannot check/verify timelines, renovation progress accurately if we are not being kept in the loop due to your local rep circumnavigating us and going directly to the contractors with changes, additional work added, etc. Several of the contractors working on your project walked off due to the constant changes and additional work they were told to do for no additional charge by your local rep.

You and I had several conversations regarding this as well.
