Yes and I have had it happen to me. The best thing to do is stay in contact with the seller. Exude confidence when talking to the seller over the phone. and always be upfront. But if that doesn't work you can record your contract and cloud the title. I have never done that and I would recommend against it if at all posible.

I agree with Edward and I would go ahead and take the form to the title company myself. I also would not put a date on anything until I found a buyer and got non-refundable earnest money. It goes along with the whole don't make promises you can't keep thing.

Welcome to BP Larry. This site is the only mentor you will need and the only coach you need is yourself. The REIN meets here are good too but I hardly ever go. I am too busy with doing to business to go to allot of the meetings.

My suggestion would be this, as long you can pay your bills and eat go ahead and invest in your business. If at some point you have to choose between the three, eat and pay your bills. If you have have to choose between eating and paying your bills, eat.

Over the past 4 years in wholesaling I have had to not invest in my business to eat and pay my bills. I didn't wholesaling anything for 3 years until 2011. Once I learned what I did wrong I wanted to smack myself for being so dumb but I didn't quit. I went to my buddy's office here in Brentwood Tennessee and saw how he ran his business and it made me feel stupid for not taking this seriously.

Wow a wholesale bashing post in a wholesale thread. I swear every other day there is someone on here saying "wholesalers serve no place in the RE market" and "wholesaling is illegal cause my realtor buddy told me so".

The only way not to create what I did is to just not do it. Adsence (which is what I assume you mean when talking about CPC programs) has the lowest conversion rate. This is in comparison to direct mail, bandit signs and newspaper. I spent $100 in 2012 in ad's and only got 20 leads, none of them were deals.

For a person looking for a cash offer I would say $500 is a good number because most of those leads are subject to type deals and maybe 1 or 2 is a true wholesale. For CPC I wouldn't pay no more than $1. For CPC I would say it takes almost 100 leads to make 1 deal "Ask me how I know". The lead per deal on that thing sucks but it’s still an effective way to market.
