This is yet another example where would be investors were "suckered" into the hype of "wholesaling your way to wealth"! I was a sucker too at one time but I learned what I could and took action. I have learned more from hanging around local real Investors and Bigger Pockets than ANY GURU COURSE I have taken.

It's no secret that a lot of these Guru's have never done deals or did deals before the bust "pre 2007". It is no wonder there are so many information gaps and people who feel like wholesaling is soo easy they can just find a property, sell it and make 15k. How can someone teach you a game if they have never payed it. I think if people learned to wholesale the right way from people who actualually did wholesaling, things like what Joel Ownes mentioned wouldn't happen.

I say "the fortunes are in the call ups".

You can do a minor rehab or a clean up of the property to make it more appealing to buyers but I wouldn't use a loan to do it. Listen to what Matt and Brandon said.

I agree with Damien as far putting the houses in an LLC. It's also good for liability purposes as well.

You don't need a license to wholesale. But you may want to get one to get access to the MLS and also to help you go into RE fulltime.

It's not just real estate but investing in general that people are scared to dive into. I think it's the perceived notion that investing is risky or that you have to have tons of money to get started. Also most people don't know about strategies like Subject To, and Wholesaling. I am sure that if people knew how low risk investing could be then there would be more people doing it.

It depends on what you are trying to do. I wholesale so I use Zoho CRM but some other wholesalers use ACT CRM or Freedomsoft.

The cheapest guru course is other people's experience. It doesn't cost anything but your time.
