Thanks Chris! Not sure where to find these kind of opportunities. 

Need feedback from everyone. I have read up enough on Qualified Opportunity Fund/Opportunity zones that I feel I can create the fund myself but i am a little hesitant to make a mistake.

I intend to

1. Create a LLC with 2 members

2. Get a bank account under the LLC name and move my capital gains there

3. File form 8996

4. Purchase Single Family Home under the LLC's name in OZ

5. Make upgrades (for an equal value of investment minus land value) in the specified time

Should I spend thousands and get help from accountants or services? My capital gains are around $100k

Any help would be appreciated. Thanks

@Mandy Cohen when did you sell your property? I believe you should have till the end of year to create a fund.

@Chad kolinsky I haven't seen any good investments. Feel like I might have good returns if I invest on my own 

Hello, I sold a property back in August 2019. I made about $150K that I would need to pay capital gains tax on. I plan to invest the proceeds in an Opportunity Zone (personally) to defer my taxes. I am getting conflicting information. A lot of good reliable sources are telling me that I need to create a Qualified Opportunity Fund (QOF) by EOY 2019 and move my money into the fund. Then in 2020 I would need to purchase a property from the fund. Question: The 180 day timeline - does that start from the sale of my property and do I need to purchase the new property within the 180 day timeframe? Meaning is it ok just to have a QOF created by Dec 2019 or do I also need to reinvest the money in the new property by Dec 2019? Any help would be appreciated.
