Hi Chris, you mentioned each apt has its own gas and electric meter. If that is the case I would say just install a separate water heater and boiler for each apt. So you will need to add 2 of each. The problem is that you might need to file permits and that in turn will trigger the architect drawings. Anyway if you need a plumber referral, I can give you one. I was in a similar situation but decided against separating the gas/heat because it was just too expensive.  I just added the average Gas charges to the rent. Thanks

I am looking for a Professional Engineers (P.E.) and Registered Architects (R.A.). to draw some plumbing plans to convert a one family heat system to two. Does anyone has any recommendations?

Hello, I recently hired a licensed contractor to install an electric meter at my Bronx property for me. I got his information from Yelp (he had multiple positive reviews). He took my deposit, made an appointment to install the meter (the 1st time he cancelled and rescheduled). The 2nd time he just disappeared. I have left messages, emails, texts etc but there are no signs of him.  I was wondering what my options were?

I know I can take him to small claims court - is there any thing else I could do? Any help would be appreciated. Frustrated!!!

Hello, 

I own a legal 2 family home in the Bronx. Currently the house has 1 meter. I would like to add a new meter so each unit is responsible for their own heat. I would also add a new boiler, water heater for the new meter. Does anyone have any contractor recommendations that does this kind of work? Permits and ConEd would need to be involved so they have to be licensed.  

Also does anyone know if an architect would be needed? Since it is already a 2 family I don't think so but I keep getting conflicting info. Thanks for your help.

Hello, I own an investment 2 family property in the Bronx and it currently has a broken sewer line 31 feet away from the front of the house. I determined that by getting an independent company to perform a camera inspection. They quoted me $14K to fix the problem since permits, DEP involvement, trenching etc. was required. Currently there is no blockage but when it rains there is almost flooding every time. I also have sewer & water line insurance provided by DEP via American Water Resources (AWR) but every time I call them, they say there has to be a clog and all they will take care of will be fixing the clog. Also they won't come out if it is raining because they believe all NYC sewer systems are stressed. Basically this makes the insurance useless even though they claim to cover up to $8,000 in repairs of a damaged sewer line.

I was wondering if anyone had any tips or recommendations of what I can do. I can obviously pay the $14K to repair the line but really hoping there are other options of either convincing AWR that it is their responsibility to fix this. Any help or tips would be greatly appreciated.

hello, I need to separate the electric from the boiler room and common areas & install an electric landlord meter in a 2 family house. Currently the tenant utilizes the basement as it is finished; the furnace room is also in the basement and needs to be tied to the new meter along with the common areas. Thanks

Hello everyone,

I am closing on a two-family property in the Bronx this week and I would like to separate the gas meters. Currently the property only has one but I would like to have the gas separated for each unit. Has anyone done this in the Bronx? How difficult is the process? I am hearing I would need to hire an architect as well. Any help or leads would be appreciated.

Hello,

I just purchased a 2 family house in the Bronx. It currently has one gas meter but electric is already divided between the 2 units. I would like to do the same for gas. I am getting a quote for approximately 10k. That includes a new boiler for the 2nd unit, 2 new water heaters, the plumbing for the split and the permits. In addition the architect needs to come up with plans, that is another 3K. Does this seem reasonable or am I being taken for a ride?
