Anybody have a contractor in Indianapolis that is good that they are willing to share? I have a good potential property for a rental, but I'd like to get a couple of contractors out to the property to take a look and help me establish an estimate for the rehab. There appears to be some foundation issues, so I'm thinking that may cost a lot and kill the deal. But I'd like to get a professional's eyes on it.

@Paul Burke Welcome to the site! You have picked a great market in Indy.

Shawn pretty much nailed it on the head above (which he always does). Shawn has a ton of experience and is very knowledgeable.

Personally, I'm looking in the Lawrence area for my next rental. I bought my first there a few months ago and it is performing great! As Shawn said, otherwise outside of Center township are plenty of good areas.

I am managing my property myself so I don't have a recommendation for PM. I have a couple of agents that I've been working with, and I'd be glad to share them with you if you want.

There are a couple of pretty good turnkey providers in the area as well. You will pay a bit more that way, but they eliminate a lot of the headaches and stress.

I am also a wholesaler and I'd be glad to help you find rental properties. If you shoot me a PM with the info of what you are looking for, I'd be glad to help!

@Account Closed I agree with Shawn, if you can keep it under $50k all in, you have a pretty solid first deal. Like Shawn said, $825-$875 seems like a pretty good range. I'd start at the $875 range and if there isn't a lot of interest, back it down. 

Are you looking specifically in Lawrence or other areas as well? I also live in Fishers, so maybe we could meet up at some point and discuss our plans.

Hi @Account Closed ! I bought my first rental in that area a few months ago, off of 42nd and Arlington. It's a 3 bed/2 bath with a large loft (1900+ sq ft). I have it rented for $825/mo and the tenant has been great, hasn't called for any maintenance problems or anything, just pays the rent.

Without knowing more about that property, it's hard to say. Does it need a lot of rehab work or is it in pretty good shape? I'm not sure why they would counter with such a close number though.

This area will be IPS schools. Arlington High School is right by that property.

@Mike D'Arrigo You may be right, maybe not $30k. But definitely under $40k there are properties in that rent range.
