@Travis Washington Where are you finding a lender that will allow you to put 15% down?

@Jeb Brilliant You can try to find an agent to help you. Or you can look at recent sales on mibor.com and try to figure it out yourself. There isn't a perfect way, but zillow is all over the place so not really very helpful.

@Jeb Brilliant Don't go by the values on Zillow. They are way off here in Indy.

I have a leak where the city water is turned on and off at one of my properties in Indianapolis (Lawrence area). Does anyone in Indy have a plumber that they'd recommend that could get out to the property quickly?
Thanks in advance!

@Seth Greiner I don't know your whole analysis as far as how you got to these numbers, but if the all in amount is about $9k (after re-fi) and you can make $200/mo in cash flow, that's COC of about 25%. Based off that I think it's a pretty good deal. I'd be happy to examine further with loan terms and things of that nature.

@Rhondalette W. It has gone well. I have since bought 2 more properties and will be closing on my 4th overall in about a month. To screen the tenant I used the tenant screening service BP is partnered with to do background and credit checks, and called and verified income and past places of occupancy. The tenant got behind on payments but has communicated with me for the most part and has always paid, just got behind somehow. We'll see how that works out in the long run.
Good luck as you make your first purchase!

@Tyler Haskell Congrats and great work! Indy is a great market for sure, as I'd assume you agree. And I agree about BP/REI, never seen anything like it where so many people are so open to sharing ideas/knowledge - it's awesome! Keep up the great work.

Sorry, I don't know much about this pocket. But if @Ryan Mullinsays it's a good one I believe him! Haha.
I'm looking forward to seeing if anyone else jumps in and offers more insight about this neighborhood. Thanks for posting!
