Hopefully someone will correct me if I'm wrong, but from my understanding if you get one blanket loan on a bunch of properties you wouldn't be able to sell them off individually. Or at least it could really complicate the sales. I haven't done this and I'm not in a position to do this soon, but recently met a portfolio lender and that's what I took away from it.
I'm not much help but just wanted to throw out there what I interpreted. Hopefully someone can be of more help. Good luck with the deal @Micki M. !

@Kyle Baker Nice, Christian Park is a pretty good rental area.
I don't have any properties in MN. I plan to buy something up there down the road for tax strategy purposes, but focused on Indy for now.

@Ryan Pemberton He's wrong. Find a new title company I'd say. If you are looking in Indianapolis I can give you a couple of recommendations, but I see from your location you are probably targeting Evansville. But yeah, whoever said that is not correct.

@Gabe G. Maybe not, we'll see. But I know a house just 2 streets over with the same bedrooms, bathrooms, and square footage that is a rental was just appraised for $65k a couple of weeks ago, so I think there is a good chance of getting close to that.

@Nuhan Demirkan I'm not sure of the exact cost to do the re-fi, but shouldn't be more than $1-2k I don't think, which I'm factoring in. Would take about 14 months to get that money back I guess, but that's already factored into how much actual cash I get back out of the deal, which will then be re-used.

@Shawn Holsapple If I re-fi them individually, is that still a "commerical" loan or can I get a 30-year note on that?
