@Blake Merrell Welcome to BP! You can definitely learn a lot on here. As @Account Closed said above, I'd recommend going to the local meetups and starting to network with other investors. You will find all kinds of investors with many different strategies, so I'm sure you can find one or two that have the same focus as you.

@Donald M. To make the @ work you need to type "@" and then start typing out that person's name. When you do, a pop up box will appear below the "Post a Reply" box. You can then click on that person's name and they will be tagged and will received a notification saying as much.

@Ryan Mullin Interesting that you say most of the investors you've spoken to here on BP prefer the 1.5% props to the 2% props. Why do you think that is?
Just interesting because we always hear about the 2% rule. I tend to think if you find either you are probably doing ok. Just was curious why you think that is.

Couldn't agree more with @Isaac Rowe . Wherever you decide to invest, I highly recommend flying out to that city to check out the area. As a wholesaler, we get a lot of calls from landlords who bought remotely based off a pro forma and/or pictures they saw and weren't getting what they had hoped for. Best of luck as you get started!

@Logan Allec Welcome to BP and best of luck as you get started! I am an investor and wholesaler in Indianapolis. It is definitely a great rental market if that's ultimately the strategy you decide to use. There are definitely some good TK providers here in Indy that provide great cash flowing properties. @Peter Jung Welcome to BP! You can gain a vast amount of knowledge here on the site, just continue to reach out like you did here.
Indianapolis is a great market for cash flow investing. You can definitely get great returns here if that is your goal. I'd be happy to help you narrow down your search criteria/area. You want to be careful in Indy as the good areas vary street by street, so you will want to have someone here in the market to make sure you are looking at a good area. I'd be happy to help you analyze any deals that come your way.
I'd recommend reaching out to @Shawn Holsapple . He is an active investor here in Indy and is also very active on BP. He is extremely knowledgeable and is always working deals. I believe (he can correct me if I'm wrong) he used to live in Canada and still works with investors from up there, so he would be a great resource for you.

@Evan Manship Hang in there man! I think pulling the trigger on the first one is the hardest. Once you do it and understand what it all entails, you will be able to move forward more quickly moving forward. It sounds like you're doing fine, just need a good lead to come in to jump on.

@Donald M. You can definitely get better than 5% returns if you find a good deal. In Indianapolis I can generally find properties that will net around 20% returns after all expenses. I don't know you're market, but there are markets out there where higher returns are possible/likely if you are comfortable investing in a different area. But if you decide to do that, I'd strongly advise checking out that area in person to know exactly what you are getting into. Good luck!
