I have. I only got halfway through the one book of his that I have, so I'll have to get that one out next, thanks for the prompt.
I have a harder time consuming information in video format, but I'll check out his recent YT feed to see what grabs me.

That said, I want to evaluate all the steps between potential guest logging onto the site until they end up making a booking.
(First) page impressions and click through rates are extremely valuable information in my experience with other forms of web marketing, so that's why I'm looking to get a baseline on these metrics from other hosts with more time on these platforms.

Thanks for the input guys.
Like I mentioned, both of these listings are newer and went live mid-May.
Occupancy for the STR has been booked almost solid since we went live, although starting August things are thinning out quite a bit.
The MTR is in Austin which is a ridiculously saturated market right now. We just finished up our first longer stay AirBNB booking in that home, the guest extended via direct booking with us for the moment, and we have nothing else on the calendar currently.
Both are also on VRBO.
Regarding the STR all but 1 booking is from AirBNB. I want to put more attention on getting more bookings on VRBO, but I'm more focused on other things since we've been getting good occupancy numbers from AirBNB for the moment.

Hi all! Newer host here. I'm managing an STR listing as well as a longer stay listing (30 day +).
Both listings went live mid-May, so we're about a couple weeks past the 1 month boost period.
My main question is simply what good stats should look like, I really have no benchmark to compare to.
Our STR stats have dipped noticeably. I know our cover photo can be improved significantly, so I have a photographer scheduled to come this week, but I'm not sure if the past week is still good numbers...?

1st page impressions: 46.4%
Search to Listing: 17.8%
Listing to Booking: 1.58%
Past Week:
1st page impressions: 37.1%
Search to Listing: 9.5%
Listing to Booking: 1.28%
Longer Stay Stats:
First Month
1st page impressions: 66.8%
Search to Listing: 10.23%
Listing to Booking: 1.76%
Past Week
1st page impressions: 71.8%
Search to Listing: 8.4%

Hey gang, first post here.
I'm helping my parents STR a ranch house that we're just finishing up renovating. They've put a lot of money into it and are anxious to get cash flow going.
We'll be ready to start taking on guests in about 2 weeks.
My main question is this: Will how our launch goes now now have a big impact on how the algorithm delivers our property in the future?
If we continue to make improvements to the listing over the next few weeks should we be able to get good traction with them, or is it really important to start off with as big of a bang as possible?

The photos I've got so far are definitely serviceable in my book. I DON'T think we've got a great cover photo though, so I'm going to work to get that today or tomorrow.
