Cool idea. My only comment is to note that FHA loans have mortgage insurance because you are putting less than 20% down. This insurance now stays for the life of the loan - it used to be removed once you had 20% equity, so FHA loans are not as attractive anymore.

If you are concerned about crime, get data. Look at crimereports.com and spot-crime.com. Crime reports allow you to go back 6-7 months. That should give you an idea if you can tolerate the area. I say go with your gut. If it feels bad, it probably is.
