@Jason Taken Got it. I'll keep asking away. I've contacted over 30 lenders already. haha. Even with higher downpayment, nothing!

Hello,

I’m under contract on a 9 unit mixed use in west allis Wisconsin. Was wondering who you can lend on this and what a term sheet would look like.

Purchase, 350. Rehab estimated 135. ARV 700. 8 residential units 1 commercial.

Hello!

So my wife and I have a Heloc that came from our old house in Austin. We have since purchased another personal home, (and actually have a heloc on that as well.) 

I am in a place now where we are trying to keep all debt in the business and out of our personal names for the sake of our credit. 

What are some ways to get this debt either transferred over, or maybe refinanced? It'd be awesome if we could balance transfer to the business some how and then have that line of credit available again! Refinancing this In our personal name is an option too if we could get a better rate. We're currently in an interest only payment situation fluctuating between 9-11 for the next 7 years before it goes principal. It'd be nice to see it go down! 

What would you do in our situation?

I keep hearing the “build it and they will come” strategy as highly effective.

Brandon turner asks, “Well how many offers have you made this week?” Surely if ten got accepted at once, you would have to finagle some creative financing strategies yeah?

Just curious what people with little cash would do in this situation?

I have tasted a little of finding the deal and the money comes after, but that doesn’t mean it’s not a little nerve wracking.

I’m reading David Greene’s book where he cautions against 2% deals for the beginner?

@Dallon Schultz I’ve listened to enough podcasts that I will definitely meet them first and sit down with a lawyer.

I’m actually just booked my flight up to Milwaukee on the 16th for this sole purpose. We’ll be walking through the property as well.
