I'm helping an investor by with another investor. Should they be creating an LLC or both team up on a JV? One of them is going through through a divorce.. the other is providing the cash. What would be the best way to advise them in this situation?

Hi all, 

I may have a creative finance deal in Fort Lauderdale. It is currently a STR getting paid out 5-6k a month. The mortgage payment is around $3200. Seller owes around 315k but wants 699k for it. Any thoughts?
