Hi Anthony, 

The HOA has a board of directors and rules and convenants in place essentially to keep the community and homes in shape. The HOA can be a blessing or a curse.. depending on how we look at it or what our desired goals are. With house hacking, id keep in mind what strategy you want to use.. long term vs short term or mid term. HOAs arent typically ok with Airbnb (short term rental) however some are. You'd have to do your due diligence. I'd also recommend running numbers to see how much you can make from the different rental strategies. Another reason why house hackers may stay away from HOAs is due to the fee which adds and additional expense to be mindful of when running your numbers. Check out AirDNA for short term rental income estimates. Furnished finder is a tool for mid term rentals that can help with rental comps. Hope this is helpful.

Thanks for posting and I am happy to share my 2 cents. I am an agent and investor in Denver. I have been using Empower financial for about a year now. It works like mint did. I can add my mortgage, retirement accounts, income, bank accounts and credit card accounts. I love all those features. It also has an option to budget for a home purchase and tools to help you plan to pay off debt.

I am closing on my first primary residence next Thursday. It is a 4 bedroom and I am looking to MTR the other 3 bedrooms. I will be buying furniture for the bedrooms. The home is close to Denver International Airport and a short highway drive away to the Children's Hospital in Aurora, CO. Ive gotten some leads from furnished finder however I haven't gotten any direct leads that are interested in my place yet. What are best practices when there are leads that match my criteria? Should I reach out to the leads directly or will they reach out to me? Does anyone in this space have any tips on how to furnish the home and bedrooms?

I had a lender present at my Real Estate office yesterday.. he is a hard money lender. He presented on how to leverage hard money to buy properties (multiple within one year) and refinance them using conventional financing to pay off the hard money loan on there after its been rehabbed and rented. I know it ia topic that I have heard investors talk about on the podcast... but yesterday it really dawned on me. It is a great tool in my opinion and opportunity for me.. as a first generation American to build generational wealth through Real Estate. 

Question is.. who has experience using this strategy? Any tips? TIA
