Post: DIY my very first house- GROUND UP!

I am working with my dad in building my very first house. What started as a shed for his tools is well on its way to be a BOMB a** house! 

Here is a picture of the before: We were literally walking on rocks! ha. My dad had full intentions of making this a shop for his tools, but then gave me the idea of building a small home for me and my daughters. I took him up on the offer and let my creativity roll. I sketched out a layout that I thought was functional and asked... Can we do this? And he tells me, "With money everything is possible, Mija"  in a very wise way. haha. 

First rough draft- layout changed a-lot! Framing for the slab


We started with the slab- which included having to really commit to the layout in order to lay down the plumbing. Our plumber guy Adam did a really good job and was very professional throughout the entire time- let me know if you guys need a plumber, happy to connect you with him. Once the slab set, my dad continued with the metal framing. I have always liked warehouse vibes, so using metal piers to frame the shell of the house instead of wood was a no brainier. Plus my dad is a master welder, he builds huge commercial buildings- it made sense. 

Pluming was laid, and prep is done for the cement to be poured Theres my dad with the metal beam lol



Once the shell was up, we enclosed it and insulated the home with spray on insulation. Which- I had no idea- but it's supposed to be BETTER than regular insulation. We then stated to frame the inside walls. Electric and plumbing also need to be done at this stage as all of it will be inside the walls. We called our HVAC guy and decided to have out duct work exposed, only adding to the modern warehouse vibe I am going for.

This all brings me to TODAY! My walls are up finally! Next on my list will be the floors, ceiling (since I want a wood ceilings) and the bathroom. 

I will continue to post updates as I go and once done I want to do a cost breakdown! Having the land and being able to build on it, is defiantly a plus. This experience is defiantly making me want to buy land and develop longterm.. any developers on here?

    It seems like every other month we have a new reason why to stay indoors. I went to the grocery store and all the shelves were wiped clean, believe it or not- I was not surprised anymore. People are totally secluded, keeping to themselves more than ever and younger generations communicate better through internet than real life.

    The question is, how can I find a mentor in 2021? or If you have one how do you make sure you keep the same connection? If you are looking for a mentor- what do you look for?

    Any thoughts....?

    My power is back on and our listings are just as HOT!

          @Filipe Pereira Exactly! just incase 2020 was not crazy enough, heres an epic winter storm- deal with it! 

          Defiantly eye opening, I told myself to invest in a generator, lesson learned.

          OMG! - We (Texas) were defiantly not prepared for this! My house lost power Monday morning and towards the end of the day we lost water. Three days without any water or electricity during freezing temperatures. It got real very fast, I was taken back to the not so good old days, when people used water from rivers and mills. It was like a scene from Frozen, the movie, but in real life- when Elsa was running towards her sister to save her life, at the end of the movie. It was a storm like that! Im serious. 

          Never had I been more thankful of having a gas stove! Did anyone have an electric one? Are you ok?!? Would love to hear what everyone experienced. I got power at 2am this morning and so far so good, just waiting on my water now. lol crazy! 

          Anyway, Im back at work as long as the internet holds :) Let me know if you have any questions!

          Investment Info:

          Single-family residence wholesale investment in San Antonio.

          Purchase price: $178,000

          My rental investor picked up this single family home! The property was in prime location, Northeast San Antonio has some of the best ISDs, its growing tremendously, and rents are right on target with the 1% rule. My investor saw this opportunity and did not think twice. This home had a tenant paying over $1700 a month already!! THE NUMBERS JUST MADE SENSE!

          What made you interested in investing in this type of deal?

          The numbers! Real Investors will understand, when you see a deal come in where the numbers are exactly what you are looking for, you cant overthink it! This house was already being rented for over $1700- for a BRRRR investor it made sense. Monthly cashflow was already over $500.

          How did you find this deal and how did you negotiate it?

          This was an Off Market deal. Only our clients have access to it!

          How did you finance this deal?
