Single-family residence wholesale investment in San Antonio.

Purchase price: $190,500
Cash invested: $15,000
Sale price: $255,000

My First Deal!

My Investor picked up a cosmetic flip in the NorthWest side of San Antonio. The house was clean, needed a new roof and light interior facelift. My investor is currently working on this project, but has estimated a listing price of $255+k once it's ready to sell. He is super excited, and I am thrilled to be a part of his team. Stay tuned....

What made you interested in investing in this type of deal?

I showed him 2 opportunities prior to showing him this one. We kept getting beat out, but once we found this property he was committed to making it happen! He loved the location and the light rehab.

How did you find this deal and how did you negotiate it?

Off Market, I work closely with our acquisition team to find only the best deals in San Antonio. When I first meet with an investor, I am sure to set a clear game plan: What we are looking for, strategy, what will happen when we find it, and so on.

How did you finance this deal?

Hard Money, we have lenders and other resources! All the necessary tools for new or new to San Antonio investors.

How did you add value to the deal?

We do the leg work for our clients! We become a part of their team and are always pipelining our next project!

What was the outcome?

UNDER CONSTRUCTION... the next step is to get this puppy market ready!

Hi BP community!

I am working a fully occupied 14 unit condo package deal in a great location in San Antonio. What do we think would be the best strategy to receive best return?

Divide and sell individually? or keep them together as rentals? 

10 units are bringing in $750.00 per month
4 units are bringing in $850.00 per month

Projected ARV on each:

10units x 65,000 = $650,000
4units x 70,000 = $280,000

I am showing this tomorrow. Would love some ideas!

I work for New Western Acquisitions and its been such an amazing experience learning the in's and out's about Investment Real Estate. I started my career in Real Estate not that long ago and like every new sales agent- its a grind making connections and finding investment partners to work with. I finally had my first sell this week and I followed that by selling my second property on the same day- I was truly happy and excited. I felt nervous solely because it was un trotted territory, but the day after I realized- I can do this!

I put my head down and studied, I asked questions, got familiar with the rehab prices, neighborhoods, made local connections, and really leaned on my team for support. Now I realize I have to work on being consistent, not giving up when I do not perform to my expectations, not having expectations- just putting in the work and letting it speak for itself.  I learned to not be too hard on myself when I don't cross everything off from my to do list that same day because, it will happen. Keep focus on the bigger picture of what I want my career to look like and treat my clients business like if it was my own. 

I am super excited and driven to keep going- any other input around keeping my business consistent is appreciated...

I read this article that highlights, " The feeling Millennials have toward the stock market seems to be lasting side effect of the greatest economic downturn since the Great Depression. Interestingly, the trend for Millennials investing in real estate is drastically different and continues to be the preferred method of investing." 

I can defiantly relate. I am waaaay more confident in Real Estate that stock, I mean there will always be a demand for housing right? Are there any Investors that have done both, any insight that could be shared? 

Not only are Millennials investing in Real Estate, but according to Forbes, we invest in commercial properties! Which again, I can see it happening as an agent myself. 

Any millennial Investors out there, what are you investing in and how are you growing your business? I would love to hear todays innovative strategies!

@Dennis Cosgrave super interesting how circumstances play a role when accepting a bid. This house I was working yesterday was left to a church after the owner past away, and after years of sitting there empty the church decided to sell. 

@Account Closed I am sure she knows more!
