It's really important to do due diligence when buying a park. Huge. But let's say you have the park and everything is good, going foward with it, running it, dealing with tenants... that are not park owned homes... I believe you have less liability by alot compared to an apartment building... because you just own the land... compared to if you own a building say a 2 story building.. if someone slips down the steps they will try to sue you.. always happens... say if tenant is fixing something on there roof and falls off... It's their house not yours... harder to sue you for falling off their own home

A big thing for me is the market, how many people in the city. I like over 30k people min. That's actually what I look at first,  where is it located at, then I look at the parks numbers

Hello new to bigger pockets. Looking to purchase in within the next 3 months in the city of Bakersfield CA. Up to 600k purchase price. Will self manage property. Wondering if anybody if from the city and tips in area of city in Where to beware. I've been to Oildale and seen how many don't like "outsiders " there. I'm Mexican but I'm not afraid of investing in that neighborhood if the deal makes sense and the numbers add up. I've seen some deals in there that catch my attention and wondering if anybody here has very good reasons why not to invest there. I know there is many other areas in the city that can be better but if I get a very good return on my money in a deal there I am open to it. Let me know thanks
