A quick estimate i use is monthly lot rent total times 84 = how much park is worth. I know there is many other ways. Look up Mobile home park University i love there stuff.

If it was me I would get the MHPU Deal Evaluation. It goes for $199 and you get all your answers answered by 2 legends that have done 100s of their own MHP deals.

To refi it. My other 2 trailers have city sewer and water. Its challenging to sell because people cant get a loan on it, I see properties around are more than I bought so If i put in 50k i can pretty much be where other property values are at. I think one of the best routes is put a MH and refi or sell it since now it can get a loan on it.

Hello I have a 1 acre land in Hemet on a street where every property on there has a mobile home on it except mine. Mine has a trailer 2 bed 2 bath with permits from the 60s. I cannot refi. So im planning to put a older manufacture home with permanent foundation so i can refi. I spoke to county of Riverside earlier this year about it and they said its possible. Is this complicated to do? i see older homes from 70s about 1100 sq ft that need work for about 20k. I want to be more prepared before i go in and talk to city, i call them and they dont want to talk over the phone it seems maybe there really busy. What is needed for this to happen?

Hello when buying a mobile home park and it comes with park owned homes (poh) and plan is to sell the homes to tenants and all you want is the lot rent, Do you fix up the homes and sell to the tenant already in place (while they currently in there) or do you sell it as is to the tenant already in the home? If something expensive goes out in the first year say hvac replace it for them for free? Other homes that wont have tenants in there fix up home and sell it to a new tenant monthly payments. Homes are older in 70's and value is about 5k each. Another question, Home inspections are $400 each home, I think its not necessary but what do you think about doing home inspection on homes?  Thanks

"Rancho" style home property for sale in Hemet CA. Can be a Cash Cow and still keep almost half of the property for yourself eighter to also rent the back or for bbq on the weekends.
