What does it matter about a contractor license? Anyone can get one. The bond and insurance dont even give any protection or grant of quality of work to consumer. The license itself  only means somebody had enough money to get it. Not that they have any knowledge or experience. This actually makes it easier for Johnny Lunch Bucket with enough money, and harder for Joe Contractor (for 13 years) to get in the game. That being said I'm on the side of STUPID, meaning it's just another to tax.

HI,

I'm a new investor trying to work financing for first deal and be successful. I used be a general contractor for about 10 years, and because of my health I can't do as much physical labor as I used to. I have been making investors money as a contractor for years. So I'm a excellent on the project manager side of things.

Now I'm doing my research on how to get a foot in while my income has been cut, it seems impossible but if there is a way I will find it.

Looking for people moving in the same direction in the Washington area.

Hope this is a "plain" enough enough introduction for Umar Javaid and other moderators? I keep having post removed trying to find information, and connect with people. LOL!

I am looking for a private lender(s) that I can use the equity in my family owned property for down payment to finance a "fix n flip" or "fix n refi"? 

I am looking mostly at project under 100k in Washington State.

Is there a way to do this on a "good" deal? Are there any Private lenders out there willing to consider?

If you have:


  •  property at good price

  • good ROI rental rate
    Don't have:

    • enough income to save 10-20%

    • assets to sell for down payment

    • 401k

    • associates/family with extra income

My thinking is there has to be somewhere to start to get a "good" structured correctly done.
