That's strange because once HUD accepts an offer they remove it from the HUDhomestore website.

I had a situation once where I relied on the seller to provide the lease info, without an estoppel. It did not turn out well.

Could it be that they are not wholesaling them? Perhaps they are just acting as a normal agent in this manner?

If you mean the Rustoleum "transformations" it's a decent product with a nice result. About $250 to do an average sized counter.
However, I was in a REO recently that previous owner used something like this and the counter paint was half peeled away. Could have been poor preperation on their part, but who knows.

Another suggestion is to contact the previous owners and try to convince them to sign a quit claim deed. This can be cheaper and faster than a quiet title suit.

I went to one in Harris County and it was crazy. Tons of people and prices were being bid quite high. I would like to try again in a smaller county. Texas is one of the better states for tax deeds

Very good topic Monica, I get mine off of the MLS or by word of mouth but want to start trying other things such as direct mail.

I'm glad you did not take the advise of others and start messing with things which would have slowed down the sale. It's easy to go overboard with a rehab.
I like to keep things in perspective with the comps in the area. In some areas a home tops out in price and it's hard to get more than the market will pay (ask me how I know, lol). Sounds like you did things right.

Before you bought it, did you leave enough in your budget in case there were more serious repairs needed? If so how much did you expense for the pool repairs?
