I would think the terms of lease are critical. Larry Loftis has a book that is supposedly very informative for evaluating duplexes. Love O'side!

From my experience you'll get more responses with letters but many will be tire kickers hoping you want to overpay. Anyways, I agree that it's doubtful you'll get more qualified leads at that number but wholesaling is not a terrible plan B. Crush that list!

Yes it's possible. But wholesaling is difficult. This is just my opinion but if you just want to run around town and sell people's houses you should become an agent, the only benefit to being a "wholesale only" person is that you can market anywhere in the country.

I may be missing something but I don't see a wholesale deal here. I doubt there's enough equity  (although I don't really know) and don't have a sense there's any motivation.

One concern I would have is how likely will the program stay or leave and what would the deal look like if it did leave.

Good advice so far imo, I would add that if you got your license and marketed like a wholesaler (see Jerry Puckett), you could service all the people who don't fit into the tight niche that Steve referenced above, as well as being able to wholesale when the situation calls for it.

Sean Terry podcast is all wholesaling all the time, real estate investing mastery podcast has some free videos that are pretty good. In my experience wholesaling is pretty difficult and time consuming, you have to find people who are willing to sell at deep deep discounts. Or maybe it just depends on your market and your talent, the best of luck to you.
