We pay between $850 - $1500 depending on the complexity of the transaction.  I try to do as many transactions as possible with my primary attorney, and he discounts his fees slightly in consideration of the repeat business.

I can recommend 5-6 good firms in the Charleston area.  Don't know any in Columbia.

@David Nadelstumph All the Charleston-area realtors that I know who truly understand ROI and CAP rates are buying properties themselves. I have even assigned contracts for off-market deals to 2 local realtors. 1 rehabbed and then sold it on a lease-option for a good profit and the other kept his as a rental.

We have had our best success "growing our own" realtor. We found a young, hungry realtor with a great head for numbers and taught him how to spot an acceptable cash-on-cash ROI for a rehab/flip and a good CAP rate for rentals. He helped us buy 4 houses last year and 1 so far this year. He collects commissions on the houses he helps us buy and I help him score listings.

That being said, look up Brian O'Shea with Keller-Williams. He is pretty active in the REIA and has shown us a few deals. I don't think he buys for himself, but he understands the investor's perspective.

What specific questions do you have?  Wholesaling is perfectly legal in SC if you use the proper documentation.  We have bought and sold 12-15 properties through assignment of contract or A-B & B-C closings in Charleston, Berkeley, and Dorchester Counties with multiple title attorneys

@Bill Gulley  spoken like a true resident of the Show-Me state!  We lived in STL for 5 years. Very skeptical, you Midwesterners. 

All jokes aside, Your point is well-taken. I consider the majority of people on my buyers list friends and explain this to my sellers. I speak of "investor-friends".

Based on your advice, I will be a bit more careful with the word "partner". Although my lawyers have specifically approved that description when I have a signed assignment agreement.  

I endeavor to be crystal-clear with everyone involved in my transactions. A bit of a tightrope walk at times.
