This is how I heard it done on the Flip2Freedom Podcast Episode 14. Hope this link works. I'm still learning how to do it. I thought this episode had some good info about buying REO properties.

This is interesting to me. I never think about looking at vacant land. I've heard some investors on the BP podcasts talk about how profitable vacant land or lots can be and how little competition there is. I'm curious about some details of this land. Is it in a neighborhood or along a highway somewhere? Is the slab from an old house that was torn down or a house that was started and never finished?

I'm my SFR my tenant is responsible for pest control. I am only responsible for rodents like mice or squirrels. If rodents are getting in the house then it's probably an issue with the property, like a hole somewhere.

If you get a call or complaint from a tenant, look it up on YouTube and see what the repair involves. Then you should be able to decide if you can do it or not. I think a handyman is ok for something like flooring or wall repairs. I don't think I would let a handyman touch my plumbing, electrical, or HVAC. One downside to doing your own repairs is having to buy tools. It might be cheaper to just pay someone to fix your problem if the repair requires buying special tools that you won't use very often.

I like Valspar Storm Coat from Lowes. Great price and good coverage. I use satin for everything. I used to like high gloss on the trim and doors. I think the shine looks great and it cleans well, but it doesn't take touch-ups or repainting well. It's too slick.

Where are you finding the properties you are flipping? By that I mean MLS, a wholesaler, auctions, direct mail, etc.?
