Hey Aaron,

Your post is a bit old but I just came across it. Here are a few answers to your questions.

1) Are there any specific areas that any of you would recommend for condos/single/multifamily units for a buy and hold strategy while renting? This depends on what your investing strategy is.  Are you investing for cash flow or appreciation.  If you are investing for cash flow I recommend Frederick County and Prince Georges county..and possibly Baltimore if you are willing to take on some risk.  If you are investing more for appreciation, the NW DC, NE DC, SW DC, and Montgomery County.

2) Are there any realtors that you would recommend? Well as a realtor, I do recommend myself...you can reach me through BP or at [email protected] just to be fair I also recommend Billy Williams from Heyman Realty.

3) What is the rental market like? Is it relatively easy to rent in the area? Again, I am mostly familiar with North Bethesda/Rockville.  Rockville and North Bethesda....VERY EASY to rent...however it is hard to get cash flow.  For instance my neighborhood in Rockville homes typically sell for $350-$425...but those same homes rent for about $2300....but you can  have an open house and get 10-20 applicants.

Now the areas where you will get cash flow like say Frederick MD....you can get a 2 bedroom condo for $105k-$125K and get $1300 a month or so. You can get a 3 BR Townhouse or Row House for as cheap as $150k and rent it for $1600-$1700. You can get similar things in Prince Georges county...you just wont find those kind of ratios in Montgomery County or DC. However in Montgomery County or DC it would not be unusual for a property to go up in value $100k in just a few years.

- How do you like Frederick? I live in Rockville, but work in Frederick....I actually like Frederick much more the MoCo and DC both for investing and lifestyle purposes.

- How long have you been investing up there? Ive lived in the DC area for a decade.

- SFH / TH / Condo / multi: I really like the class B condos in Frederick, very good price to rent ratio.

- Why Frederick and not Baltimore or Harrisburg:  Too much risk in Baltimore. You might get a better return, but it comes with higher risk.

- Any comments about tenant laws: Frederick is more landlord friendly than neighboring MoCo where I live and also invest.

Hey Justin,

I am in Rockville and would also love an investor meetup.  Most of the good meetups tend to be on the east side of DC, or way up in Hagerstown.  I would certainly be interested in getting together for one somewhere between Chevy Chase and Frederick along the 270 stretch.

Hi,

Does anyone have a recommendation for an eviction service in Maryland (Montgomery County).  I was thinking about trying All Seasons Eviction http://aseviction.com/.  Anyone have experience with them or another eviction service?
