I was checking on Groupons. Looks like Denver has "now deals" I've never used one before. It appears you have to use them the day of. Which is alright with me. Looks like there are a dozen deals within a mile of the Conference center. They all look very good.

Anyone have any experience with it?

That would be great Rich. I was thinking about that since a lot of times they are food for two. Your one of many I was looking forward to talking to, so that would be great.

I will be attending the Conference, but I don't have a lot of money to make it happen.Really stretching to make this happen. I was able to get a great flight price & saved some money on Conference ticket. But I'm looking for some more ideas on ways to cut costs.
Things I have thought of
Boarding.
Melbourne Hostel
Since I will be traveling alone I booked a room . It's only 20$ a night for dorm & 38$ for a private room. 9 blocks from the conference center. If more people are interested we could fill the hostel & it would be mostly BP memebers.
Room Sharing
Could be a great plan. If enough people could share a room then the price per person could come way down. I think it would either have to be the conference center hotel, or one close enough to walk.
Any other ideas???
Local Housing
Anybody local willing to put up a few of us for a small fee? Willing to provide transportation back and fort? Could be a great way for someone to make a quick few bucks and have a great time while helping others?
Food
Groupon
I've been watching groupon for good deals on food close to the convention center. I assume I will be eating out most of the time & groupon is a great way to cut half the price off your food. I use it a lot local & have had great success with it. Again it should probably be within walking distance since paying for cab fair would offset any savings
Group rate.
Much like the hotel, some restaurants will offer a better price if you can guarantee enough people will be working there. Maybe something to look into.
Affordable every day prices
Anyone know a good place close by to get some good food at a low price?

If anyone else has any great ideas I would really appreciate it.

I've considered this. Since I know more people with some money, then one person with a lot of money.
Your really just getting a loan from a LLC & they are either in the first or second lien position. So it should be completely legit on your end. The real concern is going to be how they set up their Business model. To avoid security issues just make sure that none of the people loaning the money are also part of the holding LLC. Otherwise you might get in Securities trouble.

Are all your cash out refi's coming from a local bank? What kind of terms are you dealing getting?

-The Roof
You will probably be best of replacing all the roofing. Unless the roof looks new and there is obvious damage, this failure is just a symptom of the inevitable failure of all the shingles.
If its a newer leak, I would not be to concerned about the structure. you may have to replace a piece of sheathing, but that's all, but a quick crawl through the attic space should show you if there are more significant problems. You will have to air it out and allow it to dry before you close it back up to prevent mold formation.

If the dead is showing 3 bedrooms and there are 4 then it is very likely a unpermitted change. Is it possible that one counts as a den? If not then it could be a very easy thing to fix, or a real pain in the @$$.
Here are the problems-
if you ever want to sell it you will either have to sell it as a cash only, as is or go to the county after you buy it and see if a inspector will sign of on it being 4/1. To accomplish this they may make you tear off all of the int. finish to verify it was built to code.

problems as I see them.

Time, which I find much more valuable than money. The amount of time that I have to invest to make things work.
