Rich Weese, I have not read your book. I didn't realize you published it. I will have to Order a copy ASAP.
I remember it from when you posted it a while back & I have a good memory for great ideas :-)
I will be going to the conference. I'm really looking forward to it!!!! Maybe we can get together some time and talk.

I've found that I get a much better response by calling the listing agent, than by using my own "buyers agent". A buyers agent will not right multiple offers, has other clients they are working with, will not drop everything to show you one property & for such low commissions, they don't really have the motivation needed to work at a REI pace.
On the other hand a listing agent wants to get it sold & they will usually work to my schedule. Since you already know your numbers, any concern that they wont represent you fairly goes out the window. You know what you are going to spend and there shouldn't be any way that they can convince you to spend more than you should.
It took me 6 months to figure this out & believe me it works.

Age: 30
Retire: ASAP, which to me means only doing what I want to do. I'll keep investing in real estate & work on some of my crazy ideas. But having the unlimited time to is my goal
Goal: 30 rental units cash flowing 100$ a month w/ 15 year mortgages. Use the " Rich Weese" plan & refi equity out as they mature. which will allow me a $200000k a year lifestyle (if I so choose)

The percentage is a bit ridiculous. What you can afford has more to do with interest rates & taxes in the area than what your yearly pay is.
Personally, being a working man, I wouldn't want to pay more a month than I can comfortably afford on unemployment. Things happen. Could you imagine loosing your home because of a fluctuation in the economy? If I was buying a house for myself I would try to keep the payments under $700 a month. In this economy that's no to hard.

Bryan Hancock How are you using the yellow letters combined with credit scores to hone in on deals? I imagine you would end up sending a lot of letters to people who don't own houses. Are you scrubbing them against the property database?

If its vacant, I usually check the doors to see if any are unlocked. You would be surprised at how often people forget to lock it when the leave. I would never go into a occupied house alone....

I think social standards are always shifting. I'm sure people back in the 1920's were complaining about how the kids today have no manners. Remember kids were meant to be "seen and not herd" & "speek only when spoken to" once upon a time. When those social conventions started shifting I'm sure there was a lot of people complaining about it. Today we just take it for granted.
As for the social standards between men and women. It really depends on the situation.
I've found that women are more than happy to allow me to buy dinner, mow the yard, fix the car & paint the house all by myself. But when it comes to house work we are a "equal opportunity employer". How exactly is that fair?
So I just stress that life isn't fair but we should strive for it in our relationship. If she wants me to cook & clean t, then she better expect to experience the same on the other side of the coin. But it works differently for everyone. Each relationship is different & people usually find what works for them. Otherwise end it and move on. I try not to judge.
