Do you have your own agent? Ask them to show it to you & bring a contractor along. Also see if you can get a engineer to go with. It's my personal opinion "not a engineer" that its unlikely that it cant be leveled within reason. It will never be completely level again, buy you can get darn close.
The real estate agents actions are typical. They want to do the least amount of work for there $$$. If they don't see you as a serious buyer they will not give you the time of day.

There should be a provision in your lease about "Abandonment" giving you the right to gain possession if its vacated without notice. If not, you may want to add it for future use.

I would just fill it in as well. not really worth the headache. If it would be a selling point in your market. put some sort of liner in it so that at some point you can remove the back fill and easily convert it back into a pond.

Michael has it right, There are a lot of ways to speed it up installing tile..... but its going to take a while or your doing it wrong.

First off, the bigger tiles you use, the faster it will go.

A couple more things. Make sure you have all the right tools. A good tile saw & whole saw & quality trowels.

Make sure the surface your working on is perfectly flat. It will save you more time than it takes to prep it. For floors I recommend self leveling compound.

For mortar I would recommend a add mixture, As for the grout additive. I've read about it & it did not get very good reviews. The general consensus is that its garbage. If its a flip, I would just use regular grout & seal it after. For a long term buy and hold I would go with Epoxy grout. Its a lot more expensive... but remember that grout goes a long way. I just finished a surround & it only cost me 40$ in epoxy grout for the whole thing.

Have you considered converting a SFR into an Assisted Living? I know a couple here that built a Multi-million dollar business doing just that. I think you will find financing them would be a lot easier, since your looking at conventional financing & you can grow your business at your own pace.
I personally think there is a lot of potential for growth in this market as we live longer.

I don't see this working. It seems designed for buy & hold investors. What would prevent the investors from picking up these foreclosures for literally pennies on the dollar, and flooding the market with low priced REO's? Which would cause another significant dip in real estate prices.
If they were made into rentals, to get them filled asap, they could provide super low rental rates. There by causing many local investors to loose there properties to foreclosure....
I really see this going bad... but that's just my opinion

Just a quick thought.. Allergies.
Up until my girlfriend decided she wanted a pet rabbit I thought I was only allergic to cats.... I turns out rabbits are 100 times worse. I can spend time in a house with cats for a quite a while. Only developing itchy eyes & a runny nose after many hours... I couldn't even be in the same room she was keeping the rabbits for more than a few minutes without developing sever allergies & strong asthmatic symptoms.

I was notified by my tenants on the 14th of Dec. that they would not be renewing their lease (Jan. 1st). The reason they gave is that they had split up & that they are going there separate ways. They paid deposit/Last. They paid in full for Dec.

The letter was from one of the tenants. She requested that I return the full deposit to here since she paid it. She did not ask for any portion of the Last months rent back.

From my interpretation of the laws, I must return the deposit to both tenants. I figure I can split it between both of them, or split it & send each a check.

As far as the Mid-month move out, It appears that it is not necessary to refund any of the Last months rent, unless I rent it out before Feb. 1st.

In your experience am I correct in this?
