Hi everyone at BP!

I have been reading many hours of forums and have learned a lot about residential income real estate. Thank you all!

I have 5 units with leases beginning shortly after purchase (Lease start dates of November, September, February, June and April. I would like to know if anyone has thoughts on best month to end 12 month leases. If there is a real benefit, I can begin writing 10 or 14 month lease to get to that best (price and quick fill) time of year. My properties are 1 Duplex and three SFH.

I have always followed the business practice of not doing business with anyone I cannot trust.

I was also taught to believe that " The cost of mistrust is much more than the cost of trust"

1+1=2

therefore, "Trust until you cannot, then do not do business with that person(company)" .

I have had same situation and did charge late fee it serves as education. As a side comment, I require all tenants to direct deposit to my bank so no issue with "it is in the mail" or "yes I did". The official date and language in my lease is "date credited to my account".

Mariana, I am a RE investor in Erie. How big is the lot? Can a duplex or quad be built on it?

I have reduced my insurance coverage on all my rentals to the value I paid for them and will raise the coverage each year or so to cover inflation ( actual value I would sell for). I reduced my premiums 40% from replacement value. I just want to be whole, not make money on a fire that totals the building. I also have $3,000,000 in umbrella coverage for liability
