been there done that. I made the decision that I live by rules, others should also. It cost me $6000 in damages in one property and a $6000 judgement in another that is being paid off at $200 /month. My personal values cost me money, but losing them costs the civilization we live in more.
There are consequences to decisions.

1. Certainly area comps should be considered and used to evaluate an offer.
2. $1200 sounds low for four (4) college students, In my town it is $675/month which includes all utilities and wifi. (675*4-=2700, less $125 electric, 80 gas, 80 wifi, 50 water, 30 sewer, 30 garbage=$2300/month net rent.
3. Range of offer $110,000 to $120,000 based on your rent estimate but higher if you charge by student ( joint and severable lease)

How many properties did you purchase over the last two years that met your criteria?
I find that criteria impossible to meet here in Erie, PA on SFRs

I need to replace a 25 year old furnace with a bad heat exchanger. Service man saw stains in the PVC vent pipe and confirmed the heat exchanger is leaking.
Now what? Many choices on the market. Location is northwestern Pennsylvania. I do not pay utilities so a 90% efficient seems appropriate.
Does anyone have experience that leads to a suggestion on brand?

@Angela Grider Angela, You are talking to the wrong people to solve your problem.. Call ( or better yet , go see them) the property management company and ask them if they would apply to another property that they represent.
