@Brandon C., I thought I was going to read a horror story. That story is a win (only a few pieces of vinly and old blinds.)
I would send a bill, realizing I would not be getting the money ( I assume your initial offer was based on no damage, and said so).
My surprise on MY second SFR was as follows:
1. Two months after purchase, my PM was turning over the house to first tenant only to find out that the furnace had quit allowing upstairs bathroom to freeze and leak water into 1st floor bathroom and finally onto furnace and hot water heater in basement. No problem that $20,000 did not fix ( some of which covered by insurance).
2. Placed different tenant as first could not wait and after 2 months, no rent payment. Filed eviction and day of eviction paperwork service, kitchen caught fire and filled house with smoke. (coincidence I am sure?) Nothing about $5000 did not fix and I was afraid to turn into insurance so I ate it all. BUT, I did evict and filed claim with local court. Was awarded judgement but tenants filed chapter 7 bankruptcy. Court said their wages would pay me an d others over three years. EXCEPT, they both lost jobs and chapter 11 was now in the cards. Well, all is lost....NO ...wait! They refused to go to court ordered financial planning class so chapter 11 vacated by court and once again I can act on my judgement.
That my friend is a bad outcome. You had a good outcome.
Enjoy your real estate investment efforts. You have learned a lesson and it was not costly.

In my experience ( three years now) I have determined that many PMs do anything to eliminate conflict.....including not being frugal with your money, but rather using your money to keep contractors and tenants happy.so their own job is easier.

BTW, I pay a handy man $35/hour.
electricians and plumbers at least twice that.

I am paying a finders fee of $400 ( I asked agent what their fee should be) on a $1300 rental.

You sound like a very organized individual with a great plan.
Look up Northwest PA Apartment Association here in Erie......Monthly meetings, monthly newsletter and very helpful staff.

I do not see anything mentioned that would convince me not to do a credit and criminal check as the wife would need to be added to lease if approved.

Have lived in Florida for about 7 years now. Would be very, very careful before buying. Lots in streeted/ utility areas are only worth 5-7K$, huge supply. Go visit Northport first.
Maybe there are better areas to buy where land is in short supply. I have not seen that area.

Of course the tenant is responsible. You provided a home, their guests did damage.
If someone else had rented the home, it would not have been damaged.
End of story.
Additionally Why would a landlord want to get involve themselves in a tenant personal relationship matter?
